John M. Azarian is pleased to announce that Azarian Realty Co. has leased approximately 22,123 square feet across two New Jersey properties and two New York properties.

4,000 square feet has been leased in the Lenox Plaza Shopping Center to Coco Chateau. Coco Chateau operates two locations in the New Jersey area offering a variety of gowns and dresses. 46 Denville Grill has leased 1,500 square feet also in Lenox Plaza Shopping Center and will be operating a casual restaurant serving hot dogs, burgers, fried chicken and more and will include delivery. The owners have extensive background in the food industry, including currently owning and operating a bagel shop. Lenox Plaza Shopping Center is located at 1750 Route 46 West in Woodland Park, New Jersey. It has an overall G.L.A. of approximately 50,000 square feet and is anchored by Golfsmith, Party City, Pizza Hut and Sleepy’s.

Route 9 Chinese/China Wok has leased 2,000 square feet in Hyde Park Mall. 3,023 square feet has been leased to H&H Style, a men and women’s clothing store that also carries jewelry and accessories. Hyde Park Mall is located on Route 9 (Albany Post Road) in Hyde Park, New York. It is home to three great national historic sites that together draw more than half a million visitors every year. These include the Franklin Delano Roosevelt Presidential Museum and Library, Val Kill—the home of Eleanor Roosevelt, and Top Cottage—FDR’s retreat two miles from his home. Hyde Park Mall has a total G.L.A. of 130,000 square feet and is anchored by Stop & Shop Supermarket, Dollar Tree and Radio Shack.

Town Plaza II Shopping Center has just leased 1,600 square feet to Huiying Jin for a governmentally licensed day spa. Town Plaza II Shopping Center is located at 500 Route 303 in Orangeburg, New York. It has an overall G.L.A. of 25,000 square feet and also recently opened Kimera Martial Arts.

Finally, Dollar General leased 10,000 square feet in the Fieldstone Park Shopping Center is now open! Fieldstone Park Shopping Center is located at 130 Skyline Drive in Ringwood, New Jersey. The Raritan Center is a one-story shopping center which is anchored by Walgreens Pharmacy with drive thru and Family Dollar. In addition, the renovation includes the construction of the 15,000 square foot pad site and playground for The Learning Experience. John M. Azarian is pleased to announce that Azarian Realty Co. has leased approximately 31,223 square feet across four New Jersey properties.

Azarian Realty Co. has entered into five new leases since receiving the assignment to perform the leasing and management services at the Washington Town Center. The shopping center is located at 273 Pascack Road in Washington Township, New Jersey.

The five leases consist of a total of approximately 7,671 square feet. Space has been leased to Dunkin’ Donuts, Original Pizza, Eye Level Learning Centers, BK Tae Kwon Do and Body Empathy Spa.

With an additional 5,700 square feet currently under negotiation, Azarian Realty Co. anticipates being able to significantly improve the occupancy rate to 90%. With the close proximity to Route 17, the Garden State Parkway and Valley Hospital, Azarian Realty Co. continues to look to add to the tenant mix with attractive alternative uses such as medical and dental offices, child and family themed businesses and various other national, regional and local merchants.

John M. Azarian of The Azarian Group, L.L.C. is pleased to announce that his company recently received governmental approvals for the major renovation and expansion of The Allendale Shopping Plaza, Allendale, New Jersey.

The approvals include an entirely new layout and design of the parking lot including new stripping, curbing, islands, landscaping, access, pedestrian walkways, etc. In addition, the entire facade of the shopping center will be updated and renovated to match A&P’s newly renovated Fresh Store. Also, the shopping center on the north end adjacent to Village Pizza, will be expanded by approximately 5,000 square feet with new retail space.

Construction should begin on or about September 1, 2008 and will start with the parking lot and site work. The next phase will be the façade of the building and lastly the new stores. All work should be completed by Spring, 2009.
